🚨 Don’t skip the fine print.
Most investors focus on the purchase price, due diligence period, and closing date. But when a transaction goes sideways, the most important provision in the contract may be the default clause.

The default clause determines:
✅ What happens if the buyer doesn’t close
✅ Whether earnest money is at risk
✅ Whether a party can sue for damages
✅ Whether specific performance is available
✅ What remedies each party has if the deal falls apart
I’ve seen investors spend months negotiating a deal only to discover they didn’t fully understand the consequences of default.

Remember: It’s not enough to know how to get into a deal. You need to know how to get out of one.

Before signing your next purchase agreement, make sure you understand what happens if things don’t go according to plan.
