What do real estate agents even do all day?" 😂
I get this question more than you would think. So let me walk you through a completely normal Tuesday in Northern Virginia. 👇
7:00am — Coordinating with the stager about furniture placement and which pieces need to move before the photographer arrives.
8:00am — On the phone with the contractor about the repair that absolutely has to happen before the listing goes live — and negotiating the timeline so it does not push back the launch date.
9:00am — Reviewing the full marketing plan. Writing listing copy that tells the story of the home in a way that stops buyers from scrolling and makes the right one think — this is the one I have been waiting for.
10:00am — Confirming the photographer, the videographer, and the drone operator. Making sure everyone shows up at the right time to the right address with the right equipment.
11:00am — Negotiating an inspection response on behalf of a buyer in Ashburn while simultaneously answering questions from a seller in Leesburg about their timeline.
12:00pm — Twenty phone calls. At minimum. 😂
And the home?
Looks absolutely calm. Perfectly staged. Ready for its close up. 🏡

a beautiful kitchen distract you from the life you will actually live. 🏡
I say this with complete love and zero judgment — because I have watched it happen to some of the most thoughtful, well prepared buyers I have ever worked with in Northern Virginia.
They walk into a home. The kitchen stops them in their tracks. Quartz countertops. Waterfall island. Statement pendant lighting. Open to the living room in exactly the way they always imagined.
And in that moment — something shifts.
The commute they were genuinely worried about gets rationalized. It is not that bad. I will listen to podcasts. The monthly payment that was slightly above their comfortable range suddenly feels manageable. We will make it work. The storage situation they specifically said they needed gets quietly forgotten. We can figure it out. The parking that worried them gets explained away. It will be fine.
Six months later — the kitchen is still beautiful.
But the 55 minute commute is now just Tuesday. Every Tuesday. And Wednesday. And Thursday.
The monthly payment is now a real and present source of stress rather than an abstract number on a spreadsheet.
The one parking spot is now a nightly frustration that neither of them saw coming.
The neighborhood that seemed perfectly fine during a Saturday afternoon showing feels different on a Wednesday night when the excitement of being a new homeowner has completely worn off.
The kitchen did not change. Real life showed up.
Your first home in Northern Virginia does not need to be perfect. It just needs to fit your real daily life well enough that you will not spend the first six months second guessing the decision you worked so hard to make.
That means asking the questions most first time buyers forget to ask in the excitement of the search.
What does that commute actually feel like at 8am on a Tuesday — not on a Saturday afternoon when you toured the home? What does that monthly payment feel like in month four when the new homeowner excitement has fully worn off? Is there genuinely enough storage for the way your household actually lives day to day? What is the parking situation on a Tuesday night? What does the neighborhood feel and sound like after dark?
