Florida property owners should review their 2026 Truth in Millage (TRIM) notices as soon as they arrive. Florida property taxes are ad valorem, meaning they are based on the assessed value of the property, and the TRIM notice identifies the value used to calculate the proposed taxes.

Lee County has begun mailing its 2026 TRIM notices, which must be mailed by August 25, and the notices are also available online through the Lee County Property Appraiser. Collier County mailed its TRIM notices on August 17, and they are available through the Collier County Property Appraiser.

The deadline to challenge an assessment in either county is September 11, 2026. Although valuation concerns can sometimes be resolved informally, those discussions do not extend the filing deadline. If you believe your property has been overvalued or your assessment contains an error, please contact us promptly so we can review the matter and help preserve your appeal rights.
