Everyone knows someone that has been through the stress of selling and buying residential properties. Taking a recommendation from my highly trusted financial advisor, Jonathan Green of Masterplan Financial Services, I engaged the services of Harrisson’s Solicitors (Nicky Cummins) to act on my behalf for selling and buying conveyancing services. After having to terminate the services of the estate agent recommended conveyancing preferred suppliers, the appointment of Harrison's Solicitors proved to be an excellent recommendation (Thanks Jonathan).
Being a flat leaseholder, and for those who don’t already know, the complexities of direct interests in the property transaction, i.e. me the leaseholder, the freeholder, and the property management company, mean that fees come at you left right and center. If you’re not careful, the additional fees for those parties can be numerous and expensive. If this is you, pay attention to how many parties need to produce and charge for LPE1s, as one example.
Anyway, back to my review.
In summary, and what stood out the most: Nicky is someone that could make the time to talk me through the complexities and complications with ‘a normal person’ and personable approach (no offence meant to any legal professionals; I work regularly with many likeminded legal professionals). Emails and occasional calls were concise and reassuring. Even at the height of the leasehold selling stresses, Nicky had the answers to help with the ‘many, many’ things that I had no clue about.
Do I consider this unique in terms of level of expertise combined with a personable approach? Yes, absolutely, I do. You may ask how I can justify that statement. Wanting to play my own part to ensure the very tight timings of the sale were followed up on by all parties, near the deadline when it looked like we wouldn’t be able to complete when needed, I was in contact with the vendor on a regular basis. Although this probably isn’t advisable, it was a huge help to do everything we could collectively to push through the complications and chasing those ‘direct interests’. My point is that Nicky’s urgency and responsiveness stood out compared to what I heard from the vendor.
Final thoughts for Nicky: With completion finally confirmed right on the wire (4pm) before the Christmas shut down, Nicky took the time to phone me with the great news. I’m not ashamed to say, I had few tears of relief. Thank you, Nicky!
