If you're a dad who wasn't married to your child's mum, being on the birth certificate matters more than you might think.

For births registered since 2003, an unmarried father named on the certificate has parental responsibility. That's the legal right to have a say in big decisions like their schooling and medical care.

If you're not on it, you can still get parental responsibility, by agreement or through the court. It's worth sorting sooner rather than later.

Common law marriage doesn't exist.

You can build a whole life with someone, share a home and raise children together, and in the eyes of the law you still have none of the protections a married couple has.

Most people only find this out at the worst possible moment, when a relationship ends or a partner dies.

When your offer is accepted, the estate agent asks for your solicitor's details straight away. If you haven't chosen one, you're now researching firms, comparing quotes and filling in forms while the seller wonders how serious you are. Sales have been lost in exactly that gap.

What actually happens on completion day?

You wake up in one house. You'll sleep in another. In between, this happens.

Your solicitor sends the purchase money to the seller's solicitor, usually mid-morning. Once it lands, the seller's side confirms completion and the estate agent is told to release the keys. That's the moment the house is legally yours. Most buyers collect keys between midday and 2pm, though a long chain can push it later.

Our advice for the day itself: don't book the removal van for 8am sharp, and keep the kettle packed last.

'Why does conveyancing take so long?'

The honest answer: most of the time, your solicitor is waiting too. Waiting for search results from the local council, which in some areas takes weeks. Waiting for the seller's side to answer enquiries. Waiting for mortgage offers, and for the people above and below you in the chain.

Your first home doesn't come with instructions. So here's the part nobody explains: what your solicitor actually does between your offer and your keys.

We check the seller really owns what they're selling. We search for the things you can't see on a viewing, like planned developments nearby, or whether that extension ever got permission. We read the lease line by line if it's a flat. We make sure your lender's conditions are met. And we only let your money move when everything checks out.

That's the job: protecting the biggest purchase you'll ever make.
