🏡 How does conveyancing actually work?

I’m often asked what happens once you instruct a solicitor, so here’s a simple overview of the process:

1️⃣ Instruction

Your solicitor is formally instructed and initial checks are carried out.

2️⃣ Draft Contract

The seller’s solicitor prepares and issues the contract pack.

3️⃣ Searches & Enquiries

Searches are carried out and any legal enquiries are raised.

4️⃣ Mortgage Offer

Your lender issues the mortgage offer (if applicable).

5️⃣ Exchange of Contracts

The transaction becomes legally binding and a completion date is agreed.

6️⃣ Completion

Funds are transferred and you receive the keys 🔑 🏠 🥳

Every transaction is different, but having clear communication throughout can make a big difference.
