We may be a few days late, but some celebrations are worth making time for! 🎉

Last week Thursday was Bharat Murria's birthday and whilst we may have missed the date on social media, we certainly did not want to miss the opportunity to celebrate one of our valued team members.

Assigning or subletting a commercial lease can provide flexibility but the legal consequences differ significantly.

An assignment transfers the lease to a new tenant, yet outgoing tenants are often required to enter into an Authorised Guarantee Agreement (AGA), meaning liability may continue.

A sublease allows occupation by a third party, but the head tenant remains fully responsible to the landlord for rent and compliance, even if the subtenant defaults.

In most cases, landlord consent is required and must not be unreasonably withheld but applications must be properly supported with financial and commercial information. Before proceeding, tenants should review alienation clauses, break provisions and ongoing guarantees carefully.

A great afternoon in the office celebrating Hassan Soonsara's birthday with cake, chocolates and the team coming together in our conference room. 🎉

Whilst some of the team managed to step away from their desks for the photos, others were busy assisting clients and taking calls, although we made sure nobody missed out on the cake afterwards!

Hassan has been a valued member of the team during his gap year and we are incredibly proud that he will soon be starting his Law degree at the University of Cambridge this September. A fantastic achievement and the beginning of what we are sure will be a very bright future ahead.
