🏡 Victoria Real Estate Market Update | September 2026

September brought a noticeable shift in the Greater Victoria market, with inventory continuing to build while sales slowed.

📉 463 properties sold — down 16.4% from September 2025
🏠 239 single-family homes sold — down 17.3% year-over-year
🏢 137 condos sold — down 11% year-over-year
📋 3,811 active listings — up 3.2% from September 2025
💰 Victoria Core single-family benchmark: $1,280,100 — down 2% year-over-year
🏢 Victoria Core condo benchmark: $547,800 — up 1% year-over-year

The Victoria Real Estate Board says September’s inventory-to-sales balance moved the market into buyer’s market territory for the first time since January 2015, excluding the pandemic period.

That said, one month doesn’t establish a long-term trend. October and the months ahead will be important to watch.

For buyers, increased inventory may mean more choice. For sellers, understanding the current value of your specific property and market segment is more important than ever.
