Summer tries to hang on as we head into Autumn!
As September comes to a close, families are getting back to their regular routines. School is back in and summer holidays are nothing but a distant memory.

The stats are in for September - complete with some highs and lows. First off, while August sales popped up showing an increase, September sales have moved back to the norm of the trailing 12 months coming in at a 19% decrease from September of last year.

Inventory levels remain strong coming in at a total of 2951 active MLS listings. More importantly this translates into 6.6 months worth of inventory. Why is this important? Mainly, it expresses the need for competitive pricing. When there is this much competition, the need for competitive pricing is crucial for a listing to stand out from the crowd and hopefully solicit an offer. When buyers look at what is available, they choose the property that has the best value proposition. A combination of price along with what the property has to offer when compared to the competition. Case in point - days on market have climbed to 53 days on average for properties to sell.

As we head into October and more specifically as we quickly move towards the end of the year, you can expect to see activity continue. Buyers and sellers alike want to get things sorted before we get into the holiday season.
