Housing Market Update

August has come and gone, the kids are back in school, and fall is just around the corner.

New listings and sales continue to trend downward compared to last year. The detached and semi-detached markets remain relatively balanced. Price declines continue to hit the oversupplied higher-density segments of the market.

The average sale price percentage difference to date compared to last year for each segment is as follows:

Detached. 0.24%

Semi Detached. -0.94%  

Row. -4.88%      

Apartment.  -3.79%  

The BoC just held the rate at 2.25% for the 7th consecutive time. Mortgage rates have been fairly stable through 2026: variable rates have seen little to no movement, and fixed rates have seen some upward pressure. Bottom line, these rates might be here to stay. At least for a while.

Housing Market Update

The first half of the year is over and sales are down just over 10% compared to this time last year. The market has shifted from the hyper-competitive seller's market we've seen over the past few years. However, the experience for buyers and sellers varies drastically depending on the specific property type. Inventory remains tight in the detached sector, while the apartment style condos have seen inventory levels jump significantly, causing the steepest price adjustment.
