Calgary's got a full weekend. Here's what I'd do with it.⁠

If you've got kids — take them to the 4th Street Lilac Festival on Sunday. June 7, 10am to 6pm, 4th Street SW. Free admission. 500+ vendors, 6 live stages, 70+ performances. The whole street shuts down. It's loud, it's busy, and kids absolutely love it. We're talking face paint, bouncy castles, live music every direction you turn. This is how summer starts in Calgary. 35 years running for a reason.⁠

If you're looking for a date night — go to the same street on Sunday afternoon and just pick a patio. The 4th Street patios on Lilac Festival day are something else. All open, all buzzing, festival energy spilling in from the street. Grab a drink, watch the city go by, stay longer than you planned. No tickets. No reservation.⁠

If you're like me and love live sporting events — Cavalry FC hosts Halifax Wanderers at Spruce Meadows on Saturday at 5pm. Both teams are sitting dead level on points in the CPL standings. This isn't a throwaway match. If you've never been to a Cavalry game at Spruce Meadows, the setting alone is worth the trip. Good football, good crowd, and something genuinely on the line.⁠

I sold my house in 24 hours.... kind of

Here’s the not so highlight reel...

A month ago, a Realtor was parked out front of my house after his buyers had just looked at the house next door. They weren’t interested in that house, so I offered them mine.

I wasn’t planning on selling right then. But I had been thinking about it.

I spent the rest of the night running around like crazy trying to make the place look presentable.

They came the next day and loved it. We put a deal together.

Then it fell apart.

They needed to sell their place first and the timing just didn’t work out.

At first, it was disappointing.

But looking back, it was probably the best thing that could have happened.
It forced me to finally do all the stuff I’d been putting off.

The water heater, a few repairs, touch-up paint, staging.

All the little things you know need to get done but somehow keep getting pushed to “next weekend.”

Then, because real estate likes to keep you humble, a woodpecker put a hole in the side of my house the day before the inspection.
Seriously.

I had literally just repaired holes from the same damn bird.

So I said a few choice words my kids shouldn’t hear, fixed it again and kept moving.

A few weeks later I officially listed the house.

And here’s where it got interesting! The original buyers came back. Their house had sold.

And less than 24 hours later, mine was conditionally sold.

Last Saturday it went firm.

The funny thing is those buyers loved the house before I fixed a single thing.

But when it came time to write the offer, go through the inspection, and move forward confidently, all those details mattered. That’s something I talk to sellers about all the time.

Getting your house ready isn’t about perfection, it’s about removing reasons for buyers to hesitate.

As for the house itself...
It’s a little strange knowing it’s no longer mine.
This place has been a big part of my life.
The rooftop patio.
Watching the Stampede fireworks.
Friends over on summer nights.
A lot of good memories were made here.

But the great thing about change is the opportunity to always make our future better than our past.

A few months ago, I was walking out of my house and saw a realtor showing the house next door to mine. I asked what they thought and they said they didn't love it. ⁠

4 things I wish someone told me before I bought my first home.⁠
After 25+ years and 1,200+ Calgary homes closed, I've watched almost every first-time buyer go through the same emotional rollercoaster. Here's what nobody warns you about.⁠

1. Save 3–5% on top of your down payment for closing costs.⁠
Legal fees, land transfer, insurance adjustments, moving costs. They add up fast. The buyers who get blindsided are the ones who put every dollar into the down payment.⁠

2. Your first home is not your forever home.⁠

And that's okay. It's a stepping stone. Stop trying to make it tick every single box. Most people move within 5–7 years anyway.⁠

3. It won't be perfect.⁠
