But I think the more interesting story is what this sale tells us about Chestermere right now.⁠

There are more homes for buyers to choose from. Inventory is up 12.4% from this time last year, the detached benchmark price has moved down 4.6% to $771,900, and recent sales data shows the typical negotiation happening below list price.⁠

In other words, this isn't the market where you throw a number on the MLS, wait a weekend and pick your favourite offer.⁠

And frankly, I don't think that's a bad thing.⁠

It's a market where the details matter ⁠

What did the house down the street actually sell for? ⁠
What else can a buyer get at your price point? ⁠
Where should you price to get attention without leaving money on the table? ⁠
And when an offer comes in, where do you push and where do you make the deal?⁠

Twenty years in Calgary real estate and 1,200+ homes sold.

I’ve worked through hot markets, slow markets, bidding wars, rate hikes and everything in between.

And if there’s one thing I’ve learned, it’s that the market is always going to change. Your strategy has to change with it.

Sometimes the right move is to buy. Sometimes it’s to sell. And sometimes the best advice I can give you is to sit tight.

My job isn’t to convince you to make a move. It’s to make sure that when you do, it’s the right one.

Know the numbers. Have a plan. Negotiate well.

Okotoks is a really interesting market right now.⁠

There are actually quite a few buyers...⁠

In July, 70 homes sold while 78 new listings came to market. That’s a pretty strong ratio.⁠

But here’s what I’m noticing...⁠

Buyers aren’t behaving like they have no options anymore.⁠

They’re looking at the house down the street. They’re driving through the new developments. They’re comparing builder incentives. They’re looking at what the same money gets them 15 minutes up the road in south Calgary.⁠

And they’re taking their time deciding what actually feels worth it.⁠
That matters if you’re selling.⁠

A couple of years ago, low inventory could cover up a lot. Today, you have to make a stronger case for the house and the price.⁠

That doesn’t mean homes aren’t selling. This one did.⁠

It means the conversation before we put the sign in the lawn matters a lot more than it used to.⁠

What are buyers comparing us to? ⁠
Where are we sitting against the competition? ⁠
What have buyers actually been willing to pay lately? ⁠
And how do we make sure your house is the one that makes sense?⁠

That’s the part of the job I love.⁠

The first 7 days decide everything in the Calgary real estate market.⁠

Here's what happens behind the scenes when a home hits the market.⁠

Buyers who've been quietly watching listings for weeks suddenly get notified. Agents send it straight to their clients who match the criteria. ⁠

Anyone actively looking books a showing fast, because nobody wants to be the person who waited and lost it to someone else.⁠

That's the window. Those first 7 days are the highest point of attention your home will ever get. More eyes, more showings, more genuine interest than at any other point in the process.⁠

Here's the part most sellers miss time and time again...⁠

If a home is priced and positioned right out of the gate, that attention turns into momentum. Multiple showings in the first few days create urgency. Urgency creates competing offers. Competing offers push the price up, not down.⁠

But if a home launches even slightly off, the opposite happens just as fast.⁠
Buyers notice it sitting. They start asking why. They assume something's wrong with it, even when nothing is. Showings slow down. And once that happens, getting buyers excited again is far harder than getting it right the first time.⁠

I've watched this play out the same way for over 20 years in this city. Two nearly identical homes, same neighbourhood, same week. The one that launched with the right price and the right prep sold fast and sold strong. ⁠

The one that launched without a plan sat for weeks and eventually sold for tens of thousands less.⁠

Same house but different outcome. The only real difference was what happened before the sign went up.⁠

This is why I tell every client the same thing. The work isn't done once your home is listed. The work is done before it's listed. Pricing strategy, prep, photos, positioning, all of it needs to be locked in before day one.⁠
