Fewer homes came onto Calgary’s market this August than they did a year ago.
According to the CREB® August 2026 report, Calgary recorded 3,141 new residential listings, down 9.66% from August 2025.
Total inventory also declined, from 6,659 homes last August to 6,509 this August, a 2.25% decrease.
But there’s another side to the story.
Sales fell even more sharply.
Calgary recorded 1,660 sales, compared with 1,986 in August 2025, a decline of 16.41%.
That pushed months of supply from 3.35 last August to 3.92 this August, an increase of 16.94%.
The benchmark price was $569,800, down 1.08% year over year.
So the August numbers don’t show a simple story of more and more homes flooding onto the market.
New listings and total inventory were both lower than last August, but sales declined more significantly. That combination resulted in a higher level of supply relative to the pace of sales.
For homeowners, this is why looking at one number alone can give you the wrong impression of the market.
