Calgary is seeing typical seasonal cooling. Sales, new listings and inventory all eased this month.

Key Highlights:
• 1,553 sales and 2,251 new listings brought the sales to new listings ratio to 69 percent
• Inventory sits at 5,581 units, up 28 percent year over year
• Extra supply, especially in apartments and row homes, is creating more balanced conditions
• Overall benchmark price is 559,000 dollars, down 5 percent year over year

Detached
Still relatively balanced with about 3 months of supply.
Benchmark price is 733,000 dollars, down 2 percent from last year.

Semi Detached
Stable prices and strong long term sales.
Benchmark price is 671,700 dollars, unchanged from last year.

Row Homes
More supply is creating price pressure.
Benchmark price is 424,400 dollars, down 6 percent year over year.

Apartments
Most affected by high inventory.
Benchmark price is 309,300 dollars, down 7 percent year over year.

Detached Homes:
Sales up from last month but still 🔻5% below last year. Prices eased slightly to $744K, but still 1% higher year-to-date.

Semi-Detached:
Steady demand with limited listings keeping prices strong at $683K, up 3% YTD.

Row Homes:
More supply = softer prices. Benchmark at $431K, down 6% YoY.

Condos:
Buyer’s market continues with $318K benchmark, down 7% YoY as inventory stays high.

📊 What it means:
✅ Buyers — more choice, less pressure.
⚖️ Sellers — pricing right and presentation are key
