Settlement day feels like the finish line – but a lot happens before the keys change hands.

Finance, adjustments, title documents, electronic settlement arrangements and final checks all need to line up.

If you’re buying, don’t book removalists based on an assumption about exactly when keys will be available. Settlement needs to occur first.

Good conveyancing is often about making the complicated work quietly in the background.

Estate planning isn’t only about what happens after you die.

It’s also worth considering who could make decisions or manage matters for you if you were alive but unable to do so yourself.

That’s why powers of attorney and related appointments often sit alongside a will in a broader estate plan.

A good plan considers both the expected and the unexpected. This applies to everyone from young adults to those in their twilight.

Buying your first home is exciting – and it can be overwhelming.

You don’t need to understand every legal expression in a Contract before asking for help. That’s what your advisers are there for.

Ask questions. Understand the conditions. Know your settlement date. Be clear about finance. And don’t be embarrassed to ask what something means.

There are no silly questions when it’s one of the biggest purchases you’ll make.

Found the perfect premises for your business?

Before you focus on paint colours and signage, look closely at the lease. Rent is only part of the cost. Outgoings, rent reviews, options, make-good obligations, permitted use, guarantees and repair obligations can all have a long-term impact.

A commercial or retail lease can be one of the biggest commitments a small business makes. Treat the
legal review accordingly.

Blended families are one area where a simple “everything to my partner, then the children” approach may not achieve what you expect.

Different relationships, children from earlier relationships, jointly owned property and competing needs can make estate planning more complex.

This is exactly the kind of situation where tailored advice matters.
The aim isn’t to make estate planning complicated. It’s to make sure the plan actually works for your family.

Two property contracts can look almost identical on the front page and create very different obligations.

Why? Special conditions.

They can deal with finance, settlement, adjustments, defaults, building matters, access, inclusions and a long list of other issues.

Never assume “standard contract” means every term is standard.
Read it – and preferably have it reviewed – before signing.

Small business owners have had a number of changes to absorb since 1 July.

Among the issues businesses should have on their radar are wage changes, superannuation obligations and updated operational requirements.

It’s a useful reminder that the documents inside a business need to keep pace with the business itself – employment arrangements, policies, leases and commercial agreements shouldn’t simply be set and forgotten.

If something has changed in your business this financial year, check whether the paperwork needs to change with it.

Thinking of putting your home on the market this spring?

Speak to your lawyer or conveyancer before the photographer is booked and the first open home is scheduled.

Your Contract and Section 32 need to be prepared properly, and
information may need to be obtained from councils, authorities and an owners corporation.

Getting started early gives everyone more room to deal with issues before a buyer is waiting.

Friday property tip: don’t let a deadline stop you asking for a contract review.

Property negotiations can move quickly, particularly in spring. Agents may want an offer that day. That doesn’t mean you should sign something you don’t understand.

A short delay to get advice can be far less costly than discovering an unwanted condition after the contract is binding.

A common estate-planning misconception:

❌ Your Will automatically controls everything you own

Superannuation and death benefits can involve separate rules and nominations, so they should be considered as part of the broader estate-planning picture. A Will is important – but good estate planning means looking at how all the pieces fit together.
