The Denver Metro housing market continues to demonstrate resilience and long-term strength despite higher mortgage rates and affordability challenges. In May 2026, the median home price increased to $615,000, up 2.5% year-over-year, while pending sales also rose, signaling that buyers remain active and engaged. Inventory has improved, giving buyers more choices, yet the market remains stable with just over three months of inventory—well below the levels typically associated with a buyer's market.

While closed sales and new listings are lower than last year, much of this slowdown is attributed to homeowners holding onto historically low mortgage rates rather than a lack of demand. Denver's strong job market, continued population growth, technology investment, and economic development projects continue to support long-term housing demand. Additionally, home values remain aligned with historical appreciation trends, reinforcing market stability rather than indicating a market correction.

Overall, the Denver Metro market is not declining—it is normalizing. Buyers have more negotiating power than in recent years, sellers can still benefit from strong equity positions, and well-priced homes continue to attract attention.
