Cheaper Mortgages Won’t Fix US Housing

Not all laundry is created equal. Those leggings you wore to a super-sweaty hot yoga session? Toss those in the washer post haste.

Most and least affordable states for first-time homebuyers in 2026
As someone who has spent more than three decades calling Colorado home and over 22 years guiding clients through the Denver–Boulder real estate landscape, I see firsthand how affordability challenges shape the dreams of first-time buyers. Recent data highlights that most nonhomeowner households across the U.S. are finding it increasingly difficult to purchase a starter home, with stagnant wages and rising prices making the journey tougher than ever. For those exploring options, states like Mississippi, West Virginia, Arkansas, Alabama, and North Dakota currently offer the most accessible paths for new buyers. On the other end of the spectrum, Rhode Island, Utah, Hawaii, Colorado, and California are the least affordable. Living and working in Colorado, I recognize these realities and work closely with clients to navigate our unique market with clarity and care. Every buyer’s situation is distinct, and understanding the local landscape is key to turning homeownership from a hope into a plan.
