Many people assume they'll immediately owe taxes on inherited property, but that's not always the case. In California, there is no state inheritance tax. However, if you decide to sell an inherited home later, capital gains taxes may apply.

🏡 For example, if you inherit your parents' home and eventually sell it, you may benefit from a "step-up in basis," which can help reduce the amount of capital gains tax owed.

A lot of people avoid estate planning because they think, “I’m not old enough,” “I have plenty of time,” or even, “If I make an estate plan, I’m admitting I’m going to die.”

But estate planning isn’t about expecting the worst. It’s about making sure the people you love know what you want and are protected if life takes an unexpected turn.

You don’t make an estate plan because you think you’re dying tomorrow.
You make one because you’re planning to be here for your family for a long time. ❤️

And yes… maybe wait until after the conversation to ask Mom if you’re still in the inheritance. 😂

I’ve noticed a lot of California parents are still confused about what a Will actually does. 👀

And when you have kids, this is especially important.

A Will can help you clearly state who you want to raise your children if something happens to you. But it can also be important to communicate your wishes about who you do not want in a parenting role or making decisions around your children.

Because guardianship isn't just about choosing the right person. It's about making your wishes as clear as possible before your family ever has to face that situation.

Trustee vs. Power of Attorney: they're not the same thing. 👀

This is something I see people confuse all the time.

📌 Trustee: Manages assets held in a trust, including when the trustmaker becomes incapacitated or after they pass away.

📌 Power of Attorney: Allows someone to make financial or legal decisions for you while you're alive if you're unable to handle them yourself.

And choosing the right person matters. You want someone you trust, who can handle the responsibility and put your interests first.

Do you think you can distract the judge? 👀😂

Maybe... but what if you could avoid having to talk to a judge in the first place?

That's one of the biggest reasons planning ahead matters.

A properly prepared estate plan can help your family avoid probate, reduce unnecessary court involvement, and make sure your wishes are clear when you're no longer here to explain them.

Sending your child off to college is such an exciting milestone! 🎓💛

They’re starting a new chapter, gaining independence, and creating experiences of their own. But with that independence also comes the importance of being prepared for the unexpected.

In 2024, 752 teen drivers ages 15–18 died in crashes in the U.S. Accidents and injuries can happen, and once your child turns 18, you may no longer automatically have the legal authority to make important medical or financial decisions for them.

You can't predict every situation, but you can prepare for it.
