The move-out checklist that protects your deposit deductions

Security deposit disputes are one of the most common, and most preventable, legal exposures in residential property management.

The documentation standard is straightforward: a signed move-in inspection report with photos, a written move-out expectation list, a room-by-room walkthrough within 48 hours of vacancy, dated photographs taken before any repairs, and an itemized deduction statement with supporting invoices.

In Washington state, landlords have 21 days to return the deposit or deliver a compliant itemized statement. Failure to meet that deadline, regardless of the legitimacy of the deductions, removes the landlord's ability to withhold.

Fall leasing, how to keep vacancies low going into Q4

Q4 vacancies are one of the most predictable, and preventable,challenges in residential property management.

The owners who stay leased year-round share three habits: they list early, they price to the current market rather than peak season, and they prioritize tenant retention over new placement.

That last one is consistently underused. A renewal conversation started 60–90 days before lease end costs nothing. A fall vacancy on a $2,000/month rental, by contrast, can cost $3,000–$6,000+ when turnover and vacancy days are fully accounted for.
