The biggest lie in real estate is that there’s only ONE right way to sell your home.

You’ve probably heard it all…

“Always list it.”

“Never accept a cash offer.”

“Renovate everything first.”

“Wait until interest rates change.”

“Price it high so you have room to negotiate.”

Here’s the truth…

None of those are always right.

The best way to sell depends on your goals.

Do you need speed?

Do you want to maximize what you walk away with?

Do you want convenience?

Are you relocating?

Two houses on the same street can have completely different “best” ways to sell because the people inside them have completely different lives.

Every propety has a story.

I worked with a homeowner whose life looked completely put together from the outside. She had a college education, a great career, was involved in her community, and was someone everyone described as kind.

Then life happened.

A difficult relationship ended, depression took hold, and before she knew it, the house had become something she no longer knew how to face. Trash had piled up throughout the home. Water leaks and storm damage had gone unaddressed. The situation felt impossible.

What surprised me most was what her neighbors said. They had no idea. The yard was always maintained, and she always presented herself with kindness and a smile.

That’s why I wanted to share this.

Not to expose someone’s circumstances, but because so many people silently carry burdens that no one else can see.

Too often, homeowners feel trapped by embarrassment. They assume their house is too far gone to sell, so they wait until the situation becomes even harder.

The truth is, every situation is different.

For this homeowner, the hardest step wasn’t selling the house. It was asking for help.

Once she did, we walked her through every available path and helped her choose the solution that fit her goals. Today, that chapter is behind her, and she’s been able to move forward with a fresh start.

That’s why I do what I do.

This business has never been about “stealing houses.” It’s about listening without judgment and helping people understand the solutions available to them. Sometimes that’s an off market sale. Sometimes it’s a novation. Sometimes it’s a traditional listing with my husband, who’s a licensed broker associate. Every homeowner deserves to know their options before making one of the biggest financial decisions of their life.

Another one closed in 35 days. 😎🤝

This seller had a number he needed to walk away with, and instead of telling him it could not be done, we got to work. Through our white glove listing service, we helped him navigate the sale, stayed realistic on pricing, and got the property sold to an end buyer while helping him net the price he needed.

There was a lot of doubt from others along the way, but we believed in the deal, stayed strategic, and got it done.

🏡 We walked away from this property, and here’s why ⬇️

The seller wanted us to rehab instead of tear down. On the surface, that might save costs — but this home is a wood frame/crawl space, which isn’t highly desirable in Florida. The real issue? The foundation was in terrible shape. Cracks in the upstairs walls and ceilings, dips in the flooring, and spray foam “repairs” instead of real fixes made it impossible to compete with the new construction comps nearby.

When we shifted the conversation to a tear down, the seller said she had two buildable lots worth $500k each. Here’s the problem:
✅ The lot hasn’t actually been split.
✅ Zoning requirements for minimum square footage, width, and depth made it very tight.
✅ A builder across the street just had to tear down a brand new home due to encroachment.

Because of that, a 2-build wasn’t realistic. Our best plan was one beautiful new build with a spacious yard on this corner lot — something we’ve already seen sell successfully in the neighborhood on a similar-sized property.

But when we explained our numbers and why we’d have to come in lower, the seller disagreed. She decided she’s going to rehab it herself — and we respect that decision.

💡 Here’s the lesson:
Most sellers see new construction values and think the land should be worth half or more of the ARV. But reality is different. If a new build is worth $2M, it can cost around $1,050,000 just in construction, not counting permits, demo, holding, and realtor fees. That’s why investors typically pay 20–30% of ARV for land.

At Stonebridge Home Buyers, we don’t make “lowball offers” — we make real offers based on numbers, repairs, and zoning laws. Sometimes that means walking away, and that’s okay.
