Saqué los números de junio esta semana y uno me hizo parar.

Hay casi 3,000 casas menos a la venta en Tampa Bay que hace un año. Menos, no más. Y la gente compró de todos modos. 4,919 casas cerraron el mes pasado, casi 9% más que en junio del año pasado.

Si usted se ha estado diciendo que ya se le pasó el momento de vender, no es cierto. Hoy tiene menos competencia que en todo el verano pasado.

Si está comprando, simplemente hay menos opciones. Sobre todo entre $300K y $500K, que es donde se vendió casi la mitad de todo.

Una cosa no ha cambiado. Este mercado todavía paga cerca del 97% de lo que usted pide. Pero solo cuando el precio es honesto desde el primer día. Si lo infla, la casa se queda parada. Lo veo todos los meses.

You are going to miss out on your dream home...

I pulled the June numbers this week and one of them stopped me.

There are almost 3,000 fewer homes for sale in Tampa Bay than there were this time last year. Not more. Three thousand fewer. And people bought anyway. 4,919 homes closed last month, up almost 9% over last June.

So if you have been telling yourself you missed your window to sell, you didn't. You have less competition right now than you had all last summer.

If you are buying, there is just less out there. Especially between $300K and $500K, which is where almost half of everything sold.

One thing has not moved. This market still pays about 97% of asking. But only when the price is right on day one. Overprice it and it sits, and I watch that happen every single month.
