Honest confession: I don’t think every house is “the one.” If a place is wrong for you, I’ll say so – even if it costs me a paycheck today. I’d rather lose a commission than put you in a house you’ll resent in two years. Agents who only ever say “yes, buy it!” aren’t on your side. They’re on their own.

The deals that fall apart almost never die over the big stuff. They die over a $400 repair that one side digs in on out of principle. I’ve watched buyers walk away from a home they loved over a number smaller than their moving costs. My real job isn’t houses – it’s keeping everyone calm enough to not torch a great deal over their feelings.

The emotional stuff is the hard part. That’s where having the right agent matters.

The single most expensive week of selling your home is the first one – and most people waste it. Your listing gets the most eyes in the first 7 days, then attention drops off a cliff. If your price, photos, and prep aren’t dialed before you go live, you’re burning your best window looking “stale” while you scramble to fix it. Launch ready or don’t launch.
