Most homeowners obsess over the listing price but overlook the clock that starts ticking once their home goes "live."

I've watched it happen many times...

A beautiful home, priced just slightly off, sits for 25 days, then buyers start circling like it's a clearance rack.

The conversation goes from "what's this home worth?" to "what's wrong with it?"

Nothing changed about the house...except the perception of it.
