Fall is coming, and so is the rain. Will it keep your home from selling?

1️⃣ Serious buyers do not stop looking
The buyers touring in the rain are motivated, and often facing less competition than spring shoppers.

2️⃣ Cozy sells too
Warm lighting, a lit fireplace, and a tidy entry for wet shoes can make your home feel even more inviting in the fall and winter.

3️⃣ Pricing and condition still lead
If a home is not selling, weather is rarely the real reason. Price and presentation almost always are.

💡 Fewer listings on the market in the rainy months can actually work in your favor.

📌 Comment FALL and I will walk you through what selling looks like this time of year in your neighborhood.

🛡️ 4 Things a Home Warranty Actually Covers That Buyers Assume It Does Not

A home warranty is not the same as homeowners insurance, and knowing the difference can save you real money in year one.

1️⃣ Major systems, not structure
HVAC, plumbing, and electrical systems are typically covered. Your roof and foundation are not.

2️⃣ Appliances are often included
Many plans cover kitchen appliances and laundry machines that come with the home.

3️⃣ Coverage starts at closing
A warranty on a resale home usually protects you from day one, which matters when you cannot predict a system's exact age.

4️⃣ It is negotiable
Buyers can ask sellers to cover the first year as part of the offer.

💡 A home warranty will not fix everything, and it can absolutely soften the financial surprise of an aging system.

📌 Comment WARRANTY and I will explain exactly what to look for in a plan.

🏡 SOLD. SOLD. Two More Successful Closings!

There is something especially rewarding about seeing a transaction all the way through to a successful closing.

These two lot sales came with numerous complications along the way, and they were a great reminder that real estate is often about much more than simply getting a property under contract.

Challenges came up. Decisions had to be made. Communication mattered.

I truly appreciate the buyers and the buyer’s agent for working together with us throughout the process. Everyone stayed focused on finding solutions, navigating the challenges, and keeping the transactions moving forward.

That kind of teamwork can make all the difference.

Real estate transactions are rarely perfectly predictable, and having experienced professionals who communicate, problem solve, and work toward the same goal can be incredibly valuable.

I am very happy to say both lots have now officially closed. 🎉

If you are thinking about selling a home, land, or a unique property, reach out to me today. I would be happy to help you create a strategy and navigate the process from beginning to closing.

mall details create a big impression. ✨

If you are getting ready to list your home or simply want it to feel more elevated, these seven small touches make a wonderful difference:

🕯️ Warm, layered lighting instead of one overhead source
🧺 Fresh, matching towels in the bathroom and kitchen
🌿 A little greenery or a fresh floral touch 🧴 Matching soap dispensers and hardware finishes
🛏️ Crisp, hotel style bedding
🚪 A freshly painted or polished front door
🧽 Clean baseboards and light switches (people notice more than you think)

Home always feels more special when it is cared for with intention. These simple upgrades can help your space feel polished, elevated, and ready to shine, whether you are preparing to sell or just want your home to feel like a retreat every day.

So grateful to share that my buyer client is officially pending on her very first home! 🎉🏡

We have walked through inspection and HOA review together, two important steps that can feel like a lot to carry, especially for a first time buyer. Seeing her move through each one with growing confidence has been a true joy to witness. So proud of her!

Now we are in the home stretch toward closing, and every step of this journey reminds me why I love this work. Helping someone step into a place of their own is such a meaningful privilege.

Thankful to serve my clients with heart, wisdom, and steady support from start to finish.

💰 7 Ways Homeowners Accidentally Lose Equity

Equity can shrink through choices that seem harmless at first.

1) Deferring important maintenance
Small problems rarely become less expensive with time. Delayed roof, drainage, plumbing, and exterior repairs can reduce both condition and buyer confidence.

2) Overimproving for the neighborhood
A renovation can be beautiful and still exceed what buyers in the neighborhood will pay for. Compare the project cost with realistic local resale value.

3) Borrowing against the home without a clear plan. Home equity can be useful when it supports a clear goal. Borrowing without a repayment plan can reduce flexibility and future proceeds.

4) Ignoring water damage. This detail can affect cost, safety, convenience, or future resale.

5) Completing poor quality renovations
Visible shortcuts can lower buyer confidence and create correction costs. Professional workmanship and permits matter more than trendy finishes.

6) Allowing insurance coverage to lapse
A lapse can expose the owner to major financial loss and may create lender problems. Keep coverage active and update it after improvements.

7) Selling without understanding current value. Pricing without current neighborhood data can leave money on the table or cause the home to sit. Value depends on condition, location, and recent comparable sales.

Your home may be one of your largest assets, so it deserves a long term strategy.
