Seattle house hunting tip: date the house in the rain before you commit.

July is charming. July also leaves out a few details.

If you’re buying in Seattle area, a rainy showing deserves a spot on your calendar. Here’s what I’d pay attention to:

• The grocery run. How far are you carrying bags from your parking spot, and how much of that trip is covered?

• The daylight. Turn off the lights for a minute. Do you still like how the rooms feel?

• The entrance. Is there somewhere for wet shoes, coats, and the dog who has apparently absorbed Lake Washington?

• The outdoor space. Can you actually enjoy that patio when the weather turns?

• The water. Notice pooling near the home or overflowing gutters? Flag it for your inspector. A showing gives you questions to investigate, not a diagnosis.

Beautiful listing photos get your attention. The Tuesday-night-in-November version deserves your attention, too.

Rates feel high. But what are we comparing them to?
