I’m pretty lucky that the person I get to do life with is also the person I get to work alongside every day. 💙

Jay and I have been married for 20 years, and this November will mark 26 years together. Somewhere in those years, working together became a big part of our life too.

We each bring something different to the business, which is probably why we work so well together. And after all these years, there’s still no one I’d rather have by my side through all of it.

I love you, Jay. I’m so thankful I get to call you my husband and my business partner.

When someone tells me they want to live in Scottsdale, one of my first questions is: what do you want to be close to?

For one buyer, that might be their golf club. For another, it’s being able to get to dinner in Old Town easily, having trails nearby, or finding a little more privacy farther north.

That conversation usually tells me much more than a list of must-haves does.

Silverleaf, DC Ranch, Desert Mountain, Windgate Ranch, Troon North, and Old Town each give you a very different version of Scottsdale. Knowing which one makes sense usually starts with how you spend your time.

There’s almost always a reason to wait 🏡

Interest rates could come down. More homes could hit the market. Your current home could be worth more next year.

But if moving has been on your mind for a while, it’s worth finding out what the numbers look like now. What could you sell your home for? What would you want to buy next? And what would that actually cost you?

Sometimes waiting will make sense. Sometimes the numbers look better than you expected.

Moving to Scottsdale usually starts with the house. But pretty quickly, the conversation becomes about everything around it.

Which club do you belong to, or want to join? How often are you flying out of Scottsdale Airport? Do you want to be close to restaurants, or would you rather have more privacy farther north?

Those details can completely change where I’d suggest looking.

And with fall approaching, this is when I start hearing from more people who want to spend the winter here. If that’s something you’re considering, now is a good time to start getting familiar with the different parts of Scottsdale and what you can expect at your price point.

And this is when I start hearing from people who put their real estate plans on hold over the summer and are ready to revisit them before the end of the year.

The median list price in Scottsdale is currently $1.285M, and we’re still in a slight seller’s market. There are also enough homes available that buyers can be particular about what they’re willing to pay for.

So if you’ve been thinking about selling this fall, I’d start with where your home would sit in today’s market. And if you’re buying, we can look at what’s available in the neighborhoods you’re considering and go from there.

“Should we just wait for rates to come down?”

Maybe. But I wouldn’t look at the rate without also looking at what’s happening with the homes you want to buy.

We’re heading into Scottsdale’s busier fall season, and right now there are properties where buyers have room to negotiate. If rates come down and more buyers start looking again, you may be competing with more people for those same homes.

That doesn’t mean everyone should buy right now. It means I’d rather run the numbers on a property you actually like and see what we can do with the offer before automatically deciding to wait.

Everyone says Arizona is expensive BUT no one talks about what you actually get in return.

Yes, Scottsdale has gotten more expensive. I’m not going to tell you otherwise.

But there’s a reason people continue to move here and buy second homes here.

You get to use your outdoor spaces for a good portion of the year. A pool, a great patio, golf nearby, access to trails and mountain views can become part of your everyday routine here.

And Scottsdale gives you a lot of choice in how you want to live. Some of my clients want to be close to their club. Some care more about privacy and views. Others want to be able to get to their favorite restaurants in ten minutes.

Those things matter when you’re deciding whether the price of a home makes sense for you.

There’s more to an offer than the number at the top of the page.

Seller concessions are one of those details that can change how I look at an offer, whether I’m representing the buyer or the seller.

The buyer’s financing matters because different loan types have different limits. The wording matters. And before anything is agreed to, I want to know exactly what’s being requested and how it affects the rest of the deal.

If you’re selling, that means looking beyond the purchase price before deciding which offer makes the most sense. If you’re buying, it means having these conversations with your agent and lender before the offer is written.

The details matter here. Before you agree to a concession or ask for one, make sure you understand how it affects the rest of the deal.

Luxury isn’t slowing down, it’s just getting smarter 💎

I’m seeing Scottsdale buyers take their time right now. They’re looking closely at the house, the lot, the neighborhood, and whether the price makes sense for what they’re getting.

The median list price is currently $1.285M, and once you move into Scottsdale’s higher price points, the differences between one property and the next can be significant. Two homes at a similar price can offer completely different lifestyles depending on where you’re looking.

That’s where knowing the individual communities becomes important. What $2M gets you in DC Ranch can look very different from what it gets you farther north in Desert Mountain.
