Your Zestimate is probably wrong, and in Savannah it is wrong more often than not.
Automated valuations struggle in Coastal Georgia because they cannot read the local variables, and those variables carry real weight here.
Flood zones. Insurance exposure. Historic district nuances. Parking. Street by street desirability. Quality of renovations. Micro market behavior. A house in Midtown does not behave like a house on Wilmington Island. A property in Zone X does not behave like one in VE. Two homes on the same street can carry completely different ownership costs.
An algorithm does not understand any of that. So sellers expect too much, or buyers assume a property is overpriced when it is not.
The real numbers matter. A true valuation reads recent comparable sales, condition, flood exposure, insurance profile, major systems, and neighborhood specific demand. That is how you land on a real number instead of an internet guess.
