Your Zestimate is probably wrong, and in Savannah it is wrong more often than not.

Automated valuations struggle in Coastal Georgia because they cannot read the local variables, and those variables carry real weight here.

Flood zones. Insurance exposure. Historic district nuances. Parking. Street by street desirability. Quality of renovations. Micro market behavior. A house in Midtown does not behave like a house on Wilmington Island. A property in Zone X does not behave like one in VE. Two homes on the same street can carry completely different ownership costs.

An algorithm does not understand any of that. So sellers expect too much, or buyers assume a property is overpriced when it is not.

A lot of buyers lock in on purchase price. It sounds logical, but ownership cost is what decides whether the deal actually works over time.

Two houses can look the same online and live completely differently. One sits in FEMA Zone X. Another sits in AE or VE. That alone can swing insurance costs in a serious way. Then add roof age, HVAC condition, plumbing, electrical, drainage, and foundation. A clean looking flip can hide every one of those.

This is why due diligence matters. Real estate is not just getting into the house. It is understanding what it actually costs to own the house after closing.

PCS orders to Coastal Georgia? The wrong agent makes the move harder, not easier.

A PCS move puts a different kind of pressure on a buyer. You are balancing timelines, military duties, family logistics, financing, inspections, and often buying in a city you barely know.

Downtown, Midtown, Pooler, Richmond Hill — four different ownership realities. Add the islands and Rincon and you've got six.

The strategy that works in Starland fails in Richmond Hill. The risk profile on Tybee is nothing like Rincon. Headlines tell you one story. The actual market tells you another.

Most buyers treat Savannah like one market. It is not even close.

Savannah operates like a collection of micro-markets. What happens in Downtown has nothing to do with what is happening in Pooler. The islands carry different ownership costs, insurance structures, and buyer expectations entirely.

The problem is that most people make decisions based on headlines. Savannah prices are up. Inventory is down. And they assume all of it applies everywhere equally. It does not.

A buyer targeting walkability in Starland needs a completely different strategy than a family relocating for schools in Richmond Hill. An investor looking at Tybee is dealing with different risks than someone buying a primary home in Rincon.

Good real estate decisions come from good local information. Not broad market takes.
