The City of Pooler bought 35 acres of wetlands and woodlands using its Tree Fund to preserve green space and prevent development. Residents had been pushing for more conservation, leading the city to allocate funds and allow developer fees (from unmet tree requirements) to be used for land purchases.

The $430,000 property includes diverse natural features and will support wildlife and drainage. City officials say the move is part of a broader effort to expand and protect green space for future generations.

Fannie Mae and Freddie Mac have updated their mortgage insurance rules to help lower costs for homeowners by removing certain expensive requirements and allowing more flexible coverage options, especially for condo buildings and rural areas.

The changes now permit cheaper roof insurance coverage (Actual Cash Value instead of full replacement cost in some cases) while still maintaining standard protection for the rest of the home, which is expected to reduce monthly payments and make mortgages more affordable and accessible for buyers in 2026.
