🏡 Georgia has passed a new law that will change some of the rules HOAs have to follow starting in 2027. If you live in an HOA community or you’re thinking about buying in one, it’s worth knowing what’s coming.

Let’s be honest, HOAs can be a love-hate relationship. They can help keep a neighborhood looking good, but nobody wants surprise fines, unclear rules or to feel like there’s nowhere to turn when something goes wrong.

🔎 If you’re buying in an HOA community, don’t look only at the monthly dues. Read the covenants, check for pending assessments and ask how the rules are enforced. Those details can matter just as much as the house itself.

Most homeowners plan for mortgage payments, renovations and resale value. Far fewer think about what will happen to the home after they’re gone.

Without clear planning, loved ones may be left dealing with court filings, expenses, delays and difficult decisions during an already stressful time. And when there’s no valid plan in place, Georgia law determines who inherits property in the probate estate.
