April brought a notable surge in activity across our coastal communities, signaling strong buyer confidence even as inventory remains tight. Closed residential transactions jumped 22% year-over-year, totaling 135 sales.

However, today’s market is behaving differently than the frenzy of recent years. With a 2.90-month supply of inventory, the pace has become more measured. This environment is opening doors for thoughtful negotiations while continuing to reward properly priced, well-positioned properties.
