December brings the usual mid-winter slowdown, fewer listings, softer activity, and a market that won’t fully restart until mid-January.

But this fall told a different story.
San Francisco saw a major demand surge fueled by the booming AI sector, pushing prices, overbidding, and speed of sale higher than almost anywhere in the country. Marin followed its typical winter rhythm: low inventory, more room for negotiation, and strong results for well-prepared homes that continue to draw serious buyers.

Heading into early 2026, momentum is expected to build quickly. With mortgage rates at a 14-month low and financial markets stabilizing, buyers and sellers may see a faster-moving start to the year.

Tobias: Favorite job before real estate?

Before real estate, my wife Sierra and I embarked on a months-long journey through Central America that led us to a stunning oceanside boutique hotel in Nicaragua called Hulakai.

We took on the roles of kitchen and guest directors, living in a casita on the property and spending our days poolside with guests, planning menus, catching surf breaks, sipping rum and passionfruit cocktails, and cooking family-style dinners for up to 30 guests each night.

It was an unforgettable experience, connecting deeply with both locals and travelers, learning the art of hospitality, and embracing adventure in every moment. Those lessons in connection, service, and creativity continue to guide the way I work with clients today. 🏡✨
