It’s worth it!

I often hear people wondering how much it costs to work with a realtor and if it’s really worth it.

Trust me: it is!

First, you should know that if you’re a buyer, you’ll pay nothing to work with a real estate agent who can help you narrow down your options and ensure you’re well-represented at closing.

If you’re selling your home, your agent will earn a commission–usually 5-6% of the home’s sales price but this can vary.

🔑 What does the fee cover?
🔑 Market research
🔑 Marketing
🔑 Planning and organizing open houses
🔑 Scheduling showings for potential buyers
🔑 Scheduling appraisals and inspections
🔑 Completing paperwork – soooo much paperwork
🔑 Working with all parties involved to get to the closing table
🔑 Representing your best interests throughout every step of the way

Bottom line? Every situation is a little bit different, but a reputable real estate agent will have the experience, training, and qualifications necessary to ensure a smooth selling process from start to finish.

I have good news for my home buyers...negotiations are back!

According to Realtor.com, 92% of sellers in the past year accepted buyer-friendly terms.

🔸 41% accepted some contingencies in the contract (appraisal, home inspection, home sale, financing, etc).
🔸 32% dropped the price because the home didn't meet appraisal.
🔸 32% paid for some or all of the buyer's closing costs.
🔸 30% had to be flexible on the ideal timeline for closing.
🔸 29% paid for repairs to the home after the appraisal.
🔸 28% were not able to rent the home back after close despite asking to.

But don't worry sellers, it's not bad news!

Despite the shifting market, homes are continuing to sell quickly. Realtor.com says that 22% of people who sold within the past month said that their home went under contract in less than a week and 92% of people who sold their home in the past month were satisfied with the overall outcome of their home sale.

The market is constantly shifting and that is not a bad thing!

Yes, it's accurate that demand typically peaks in the spring. It's also true that buyers can find great deals before the holidays, but nothing is guaranteed.

The right time to buy or sell is always when YOU are ready.

If you feel like you've outgrown your space or if you are ready to start a new chapter in a new city or state, that makes it the right time to buy/sell.

It's true that interest rates are higher than they were. a year ago, but if rates drop you can always refinance when they do.

If you hire the right agent (ahem, ahem, me 😉) and keep your motivations & goals in mind, you’ll get to the other side with a smile on your face.
