This was a fun listing that I thought would sell a lot faster than it did. One-quarter of raw land in East County with a couple of out buildings on it.

It took almost six months to sell, which has never happened with any of our listings.

But I made the stakes to actually see the land very high. It is fenced, gated and locked. The only way to get behind the gate was to show me bank statements with all the cash in place for a clean, cash only deal. Then I had to meet you and your agent at the gate.

Why? Because I wanted to make sure that any buyer was ready to go with no games.

That doesn't mean there were no games! Games were had! I heard and saw it all, lord have mercy, but eventually the best buyer came through. It was done the minute I saw his offer.

Cash, 14-day close, with a buyer who's going to build and live there -- and not take out all the trees and goodness. A fresh start for him in one of the best parts of San Diego County.

And he has two horses for the horse stable!

My seller and I are ecstatic. Congrats to this lucky guy.
