Inheriting a home in California comes with more moving parts than most people expect. What every heir should know before doing anything:

→ A trust or transfer-on-death deed can skip probate entirely — often saving months.

→ No trust? Probate comes first. Ownership has to transfer to the heirs before you can sell, refinance, or retitle.

→ Clear title issues early. Old liens, unpaid taxes, and boundary disputes need to be resolved before you list — not mid-deal.

→ Multiple heirs? Agree on the plan up front. Sell, split, or one keeps it — deciding early prevents most of the conflict.

→ Escrow keeps it neutral. A licensed third party holds the funds and documents and verifies title — so no single heir controls the money.

→ The split is exact. When the home sells, proceeds go to family, a trust, or the estate precisely as the law dictates, fully documented.

Most buyers skim the HOA docs because they're long. But a few sections deserve a close read: monthly dues and what they cover, special assessments (those surprise fees for major repairs), reserve funds, community rules, and meeting minutes — the most underrated doc that reveals what's really happening.

In California, sellers provide these during escrow. We request them, coordinate delivery, and track deadlines so you have time to review before your contingencies pass.

Holly & Niki are a powerhouse team, bringing a combined 49 years of escrow experience to NVE.

Holly brings 28 years of escrow experience and a steady, caring hand to every closing. Outside of work she loves to sew and play games — and just took third place at the San Diego County Fair for a tote bag she made herself.

Right alongside her, Niki Prescott brings 21 years in the industry, having started back in 2005. When she's not keeping files moving, she's reading, doing CrossFit, watching Sunday football, and never missing a concert.
