• Down 6.7% compared with January through June 2025
• 29 median days on market
• 2.9 months of inventory

🏢 Condos and Townhomes
• $550,000 median sale price
• 25 median days on market
• 3.5 months of inventory

Home prices have softened from last year’s elevated levels, and buyers now have more time to compare their options. However, with only 2.9 months of detached-home inventory, North Park is still not considered a buyer’s market.

For sellers, pricing correctly from the beginning, preparing the home carefully, and using strong marketing are more important than ever. Homes that show well and match current buyer expectations are still attracting serious interest.

SB 79, a new California housing law, started taking effect on July 1, 2026. In San Diego, it allows qualifying housing developments near certain transit stops, which means some properties near major corridors like University Avenue, El Cajon Boulevard, and Park Boulevard could see zoning and redevelopment conversations change over time.

Not every home will be affected, and this does not mean your property automatically changes overnight.

North Park’s classic bungalow homes are disappearing, one block at a time.

More than 500 development permits were issued in the area over the past year, bringing new apartments and construction that are gradually replacing some of the neighborhood’s original Craftsman homes.

For bungalow owners, that growing scarcity may matter. Homes with original woodwork, period details, and classic North Park character are not being built today.

The median home price in North Park is currently around $1.1 million, homes are selling in roughly 26 days, and nearly half have sold above asking.

As fewer original bungalows remain, well-preserved homes may become even more desirable to buyers.
