You do not need to fix everything before selling an older San Francisco home.
You have three options:
• Repair first, if the scope is clear and you have time
• List with disclosure, if the home is livable and you want traditional buyers
• Sell as is to a direct buyer, if the work is significant and you do not want to manage construction
Close to half of San Francisco homes were built before 1940, according to U.S. Census Bureau estimates.Repairs often worth considering are active roof leaks or water and safety hazards. For foundation or structural issues, get an engineer's opinion first. A kitchen or bathroom remodel is usually not worth it, because buyers of older homes often plan their own.
Before you sell, request a 3R Report from the Department of Building Inspection. It shows permit history, but it does not include plumbing, electrical or commercial permits. Selling as is does not remove disclosure. Under California Civil Code 1102, known defects must still be disclosed, and that cannot be waived.
