This is such a beautiful way to end the day. ❤️

When someone takes the time to ask you to meet them just so they can personally hand you a handwritten thank-you note, it means so much.

Carlos and I fought hard together for the sale of his home. We fought through the appraisal, renegotiated closing costs, worked through the challenges, and ultimately got him where he wanted to be and even a little more. 🏡❤️

There’s something about this business I think gets lost with social media.

Posting constantly works the brand. WORKING THE LISTING WORKS THE LISTING.

Yes, marketing matters. Yes, I share my listings, my sales and some of what I do. But the most important part of my job happens behind the scenes and will probably never make it to Instagram.

It’s the emails at 6 AM, the endless text messages and calls. Running comps again and again. Checking the competition every day. Finding new ways to push a listing and keep it visible. Preparing comps and notes for the appraiser. Reading an appraisal report line by line and knowing when something needs to be challenged. Knowing when to fight, what to fight for and how to fight without damaging the transaction.

That’s where the work is.

Taking care of the people who chose to work with me, solving problems, negotiating, having a strategy and doing everything I can to get them where they need to be.

I don’t need to post every minute of that. A handwritten note like this tells me I did what I was hired to do, and more.

If you’re getting your home ready for the market, don’t overlook the little things. They make a HUGE difference.

Deep clean the home. Pressure wash the house and driveway. Touch up paint. Clean the windows. Clean up the yard. Pick up the doggie p**p 🐶💩. Have a vinyl fence? Pressure wash that thing too. Wooden fence missing a piece or broken? Fix it. It’s easy, quick and cheap.

And odors… let’s talk about odors. Pets, cooking, incense, ci******es, weed… deal with them. Buyers notice the SECOND that door opens. You may not notice it anymore because you’re used to it. My job is to tell you, so please don’t get offended, someone has to! 😂 This is a business of honesty, especially when my job is to get you top dollar.

And ci******es? Oh boy. Never, ever, ever smoke inside your house if you can help it. Cigarette smoke will absolutely negatively affect how buyers perceive your home and what they’re willing to pay.

Keep your home CLEAN and showing-ready every day. Your next buyer may be walking through that door today. And it all starts in those first few seconds — the walk up, the front door, the smell, the feeling. Everything else comes after that.

It’s kind of like dating. 😂 How do you think your wife fell in love with you? Or your husband? I doubt you showed up to that first date right after yard work. You cleaned up, looked good and smelled good, didn’t you? THEN you started focusing on the red flags. ❌️🚩 😂

Same with a house. First you need those goosebumps.

Yes, there are bigger things to consider — condition, repairs, pricing, competition — and we’ll deal with all of those. But never underestimate the basics.

I can make your home look AMAZING online, but once I open that front door, the home has to take it from there.

Do the little things. They can make a BIG difference.

JUST SOLD! 🏡✨ 242 Goya Way | Sabal Estates, St. Augustine Shores

Congratulations to my lovely clients who just made a BIG move to Florida and are starting a fresh new chapter in one of St. Augustine’s best spots!

We first connected almost a year ago, when they were beginning to prepare their home in North Carolina for the market. From that point on, we stayed in communication, watched the St. Augustine market together, and narrowed down exactly what they were looking for.
