Here’s what most buyers leave out: Property taxes in Austin run roughly 2% of your home value per year, homeowners insurance adds $150 to $300 a month, mortgage insurance kicks in if you put less than 20% down, HOA fees show up in most neighborhoods, and MUD districts can add another $200 to $400 a month.

$10,200 vs $400,000. That’s the average net worth gap between renters and homeowners in the U.S. We couldn’t stop thinking about it because we’ve watched it play out in real life.

The people who bought a home five or ten years ago, even a modest one, even when they weren’t sure it was the right time, most of them look back and say it was the best financial decision they ever made.

They were wrong.

The first real step isn’t touring homes. It’s figuring out your true buying power. So before we ever looked at houses, we did four things:

1️⃣ We checked what monthly payment felt safe for their real life, not just what a lender might approve.
2️⃣ We estimated cash needed upfront: down payment, closing costs, and reserves.
3️⃣ We cleaned up the paperwork: pay stubs, bank statements, tax returns, IDs.
