"When is the BEST TIME to Sell My Home?
...This is a question many prospective sellers ask.
So......Is there a perfect time?
Well, according to a 2023 study by Realtor.com, the answer is YES.
In fact, the research breaks it down to a SPECIFIC WEEK for each of the 50 Largest Metros in the U.S.
For the Austin – Round Rock metro area, that specific week is on or around April 16th....
During that week there are....
1. Above-average prices
2. Above-average buyer demand
3. Faster market pace, and
4. Lower competition from other sellers
...when compared to the rest of the year.
Furthermore, listing your home during the week of April 16th to April 22nd in Austin translates into......
=> An 11% higher listing price than the beginning of the year.
=>A 24.7% increase in online property views versus an average week.
=> A 32.3% less chance that a property will have a price reduction versus an average week.
=> 14 less days on the market versus an average week, and
=> 20.9% less active listings than an average week.
Of course, this week is simply a guideline. And obviously, not every seller will be able to take advantage of this time period.
But the numbers show that if there's a SWEET SPOT for listing your home for sale in the Austin area, it's April 16th through April 22nd.
