If someone shot a rom-com in Austin, Texas, these are the six places they’d film it.

Fall is when Austin starts looking like the set of a 90s rom com. The Violet Crown in Crestview has the corner table by the window that is worth waiting for, and BookPeople downtown is where you lose forty minutes without noticing.

Then there’s the view from Mount Bonnell looking out over Lake Austin. Go late in the afternoon in October. Republic Square Park in Downtown does the same thing after dark once the lights come on.

For the shot that ends the movie, drive South Congress in Travis Heights / Bouldin Creek the week the leaves turn, then have dinner at Hopfields.

After looking at over 25 homes, she knew this was the one.

It was an honor to represent Caroline Ramirez on this Copperfield home.

What sold her was not the square footage or the finishes. It was the living room and the way she could already picture clearing the furniture out for a bachata dance party. Congratulations to Marielle & Ian on the newest addition to their portfolio! 🔑

They reached out on a Thursday evening about a home they had their eye on. I got to work that night, pulling every piece of information I could find and sending over a pricing analysis along with a rundown of the neighborhood and surrounding area. We met at the home the next day, and right away they knew they wanted to buy it. Zoning was a big focus for them since the lot is on the larger side and they may want to build an additional dwelling down the road.

Once we mapped out our offer strategy, I recommended coming in below list price. I always tell my clients that we want to hear “No” twice. That’s how you know you’ve negotiated well while still keeping the deal moving forward.

The result? We secured the home for more than 8% off list price, plus a home warranty covering the appliances and HVAC system. They were thrilled, and so was I. Congrats again, Marielle & Ian!

These are the small businesses in Austin, Texas I actually spend my money at, and the ones I send clients to the week they move in.

Mozart’s Coffee Roasters in Tarrytown. Where I start almost every Saturday. Get a black coffee and a seat with a view of the lake.

Parker Jazz Club in Downtown. Worth the drive from anywhere in Travis County.

Hopfields near the UT campus. If you’ve never been, that’s the one to fix first.

Texas Farmers’ Market at Mueller in Mueller. Dozens of local farmers and makers in one stop.

Allens Boots in South Congress. Wall-to-wall cowboy boots.
