A little fall curb appeal advice for anyone thinking about selling!

October is a good reminder that making a great first impression doesn’t have to mean spending a fortune.

If you’re considering selling this fall, start with the little things. A freshly swept walkway, trimmed landscaping, a clean front door, some updated exterior lighting and maybe a few seasonal touches.

Buyers start forming opinions before they ever walk through the front door, and those first impressions really do matter.

I love a beautifully decorated fall porch as much as anyone, but you don’t need 47 pumpkins and an elaborate mum arrangement to make your home look inviting. 😂

Sometimes simple, clean and well-maintained makes the biggest impression.

A little PSA from your Realtor: you do NOT have to be ready yet.

You don’t need to have your house perfectly ready to sell, know exactly where you want to move, or have your timeline completely figured out.

Some of my favorite conversations start with, “Okay, this may be six months or a year away, but…”

Perfect. Tell me.

We can talk about what your house might sell for, what (if anything!) you should be doing to it now, what your budget might look like and start putting together a plan that makes sense for you.

And yes, interest rates are higher than any of us would like. But that doesn’t necessarily mean putting your plans on hold. If the right house comes along and the numbers make sense, refinancing down the road may be an option if rates come back down.

Sometimes my advice might even be to stay exactly where you are. I’m completely okay telling you that too.

These conversations are important. There’s a lot of value in knowing your options and having a plan in place — even if you’re not quite ready to use it yet.

OK, you bought the house. Now what? 😂

One of the less exciting parts of homeownership is realizing that houses actually require a little maintenance to keep all of those expensive things working the way they’re supposed to.

Fall is a great time to knock out some of the basics — gutters, roof, HVAC, fireplace, dryer vent, smoke detectors, exterior lighting…the stuff that’s really easy to forget about until there’s a problem.

And before anyone in Virginia starts draining their outdoor faucets in September 😂 — that one is for when freezing temperatures are actually on the way. Around here, that could be a while. Just consider this your reminder to get it done before our first real freeze.

And landlords — this list is for you too! These are exactly the kinds of little maintenance items that are easy to overlook at a rental property but can prevent much bigger (and much more expensive) problems later.

Owning property is an investment. Taking care of it is part of protecting that investment. 🤎
