Samson Properties Mechanicsville Resource Realty Services offers both a full service real estate company and a referral company. Our goal for our agents is also simple.

The firm was opened in 2005 by Cindy Strobel & Kathy Holland, “The Sister Team”, with a simple principle in mind. Our desire was to create a culture providing a unique “boutique” style to Real Estate – where clients are treated like family and remain in the forefront of our attention before, during and after each transaction. Our approach is to be their “resource” not only for real estate but for all things pertaining to life and community. We accomplish this through a vast network of business partners, allowing us the ability to have a “one stop shop” feel. We treat our agents as our clients. Through training and proven follow up systems, we enable our agents the opportunity to stay in touch with their database, also providing forums for community outreach and enhanced technology that will give them the edge as they compete in this ever changing market. We discovered early in our careers that real estate is a service business and not a sales business. Our biggest difference; however, is through the unique blend of all of the above combined with personal branding training, sets us apart from other independent brokerage firms. We truly have fun and have a great atmosphere where agents revel in seeing other agents succeed. It has been a great five years, and we are excited to have you talk with us about letting our systems and support take your real estate business to the next level. After all, the success of our company hinges on the great quality of the agents that call Resource home. YOUR SUCCESS IS OUR SUCCESS!!

How to Compare Homes With Different Strengths and Tradeoffs
Sometimes the hardest choice isn't between a home you love and one you don't. It's between two homes that both work, just in completely different ways.
One may have the location you wanted but less storage. Another might have an extra bedroom but need more updating. You may prefer the yard at one property...

Two homes can be appealing for very different reasons. Compare their strengths, compromises, and long-term fit before deciding which works better.

Getting Your Home Ready for an Autumn Listing
Getting a home ready to sell in autumn isn't about filling the porch with pumpkins or making every room look seasonal. The more useful preparation happens in the background.
Days may be getting shorter. Leaves and debris show up faster outside. Heating and cooling needs can change from one week to the...

Easy Ways to Make Darker Rooms Feel Brighter
Some rooms seem darker no matter how many times you turn on the lights. Maybe the windows face the wrong direction for strong daylight. A covered porch, nearby trees, or another part of the house may block some of the sun.
You can't always change where the natural light comes from, but you can make...

Dark rooms don't always need a major renovation. Try practical lighting, color, and layout changes that can help your home feel brighter.

Making Sense of Seasonal Changes in the Housing Market
Real estate activity tends to shift throughout the year, but that doesn't mean there's one season when everyone should buy. More homes may come on the market during certain months, while other times of year bring fewer listings and different levels of buyer competition.
Those changes are worth noticing....

Housing markets don't behave the same way all year. Learn what seasonal changes can mean for buyers without letting the calendar drive your decision.

What Should Stay With the House When You Sell?
A buyer tours your home and sees the dining room light fixture, garage shelving, and smart doorbell. You may see personal belongings that will move with you. The buyer may assume some of those same items are part of the house.
Sorting that out early can prevent confusion once an offer is on the table.
Don't...

Buyers and sellers don't always make the same assumptions about what stays with a home. Clarifying fixtures, appliances, and other items early can prevent confusion later.

When to Repair, Replace, or Leave a Home Feature Alone
Not every worn, dated, or imperfect part of a home needs to be replaced. Sometimes a relatively small repair can add years to its useful life. In other cases, continuing to patch the same problem costs more time and money than replacing it.
Knowing which approach makes sense starts with looking at more...

How to Evaluate a Home's Maintenance History
A home can look well cared for during a showing and still leave plenty of questions about how it has been maintained over the years. Fresh paint and an orderly yard are easy to notice. The condition and history of the systems behind the walls aren't always as obvious.
You don't need a complete record...

A home's maintenance history can reveal more than its current appearance. Learn what buyers can look for when reviewing repairs, updates, and major systems.

What to Do When Your Home Has Been on the Market Longer Than Expected
Most sellers have a rough idea of how long they expect their home to take to sell. When that timeline stretches, it's easy to focus on the number of days the listing has been active.
The more useful question is why buyers haven't moved forward.
Sometimes the answer is price. Other times, the home is...

A slower-than-expected home sale may call for more than patience. Take a fresh look at price, presentation, feedback, and how the listing is reaching buyers.

Ways to Repurpose an Underused Room
Some rooms slowly stop serving a real purpose. A formal dining room may only get used a few times a year. A spare bedroom may become a holding area for boxes and things that don't have another home. Even a finished basement or loft can end up sitting mostly empty.
That doesn't always mean the room needs...

An underused room doesn't have to stay that way. A few practical changes can turn extra space into something that works better for everyday life.
