The pressure points show up at delivery:

Is the space usable, or only “substantially complete”?
Is there a valid CO?
Who pays when tenant improvements or interior buildout drifts from scope and change orders eat into the allowance?

If rent is due before the doors can open, the paper left too much room for a fight.

- Check insurance limits + exclusions before you rely on them
