Myth Mondays!

Myth: If the builder’s warranty expired, the HOA has no legal options left.
Reality: Builder warranties are separate from statutory rights and legal claims. Depending on the state, HOAs may still have rights under statutes of limitation and statutes of repose related to negligence, breach of contract, or building code violations even after a warranty period ends.
Timing is critical, though, because deadlines vary by jurisdiction.

"It’s just a leak.”
That’s usually how the conversation starts… especially when a newer roof starts letting water in.
But here’s the part that doesn’t get said enough:
A new roof shouldn’t be leaking. Period.

When it does, there’s a good chance you’re not dealing with “just a leak”—you could be looking at a construction defect. Improper installation, missing components, or corners cut during the build process don’t always show up right away… but water has a way of finding them.

And here’s another myth worth clearing up:
Being “out of warranty” doesn’t automatically mean an HOA or homeowners are out of options.
A warranty is one thing.
Accountability for how something was built is another.
If the issue traces back to how the roof was originally constructed, the responsibility may not fall on the homeowners at all.

So next time someone shrugs and says, “it’s just a leak,” it might be worth a closer look. Because sometimes it’s not about patching a problem—it’s about uncovering what should’ve been done right in the first place.
And homeowners shouldn’t be stuck paying for something that was never their fault in the first place.

Yesterday was a special one for our team at Spring Showcase. Not only did we have the chance to see all of our friends and meet some new ones. But we also celebrated a meaningful milestone alongside an incredible partner.

Both Burg Simpson and CAI are celebrating 50 years of serving communities, advocating for people, and making a lasting impact. It’s inspiring to be part of industries and organizations that share such a strong commitment to the communities we serve.

Ski Train 2026 is in the books!
This year was such a blast — great weather, great people, and lots of laughs.

Wow — what a day.

Our 1st Annual Charity Co****le Tournament in support of Dr. Jeff and Planned Pethood 🐾 was an absolute blast.

We saw so many friends, clients, neighbors, and new faces out there tossing bags 🎯, cheering each other on, and most importantly, giving back ❤️.

We are beyond grateful for this community. You showed up big and helped us raise funds for an incredible cause. Seeing everyone come together, with a little friendly competition and a lot of heart, is what it’s all about.
