Most buyers think negotiations start after the inspection.

In reality, a lot of negotiating power is gained or lost before the offer is ever submitted.

Here's where buyers often get themselves in trouble:

• Falling in love with one home too early
• Showing all their cards during negotiations
• Waiting too long to make decisions
• Writing offers without understanding the seller's priorities
• Ignoring obvious issues during the initial walkthrough

One of the biggest mistakes is relying on the inspection to uncover concerns that were already visible before making the offer.

Things like an aging roof, older HVAC system, worn flooring, or deferred maintenance should be considered from the beginning.

In Utah, we're a buyer-beware state. That means buyers are responsible for doing their due diligence and understanding the condition of the property before closing.

Many sellers are willing to work through legitimate concerns that arise during inspections.

However, when issues were obvious from day one, sellers may be less receptive to requests later in the process.
