Florida home prices hold firm in August
One thing I always share with my clients: understanding our market helps you make the best decisions for your family. In August, Florida’s median home prices continued to hold steady—$415,000 for single-family homes, and condos/townhouses close behind at $298,000. Even as sales dipped slightly (about 1.5% for single-family homes and nearly 2% for condos), that stability in pricing speaks volumes about demand here, even with mortgage rates in the 6-7% range. Whether you’re buying your very first place or planning your next move along the Emerald Coast, I’m here to ensure you feel supported, informed, and confident every step of the way.

Cities with the fastest-growing home prices in the Sebring metro area
Home prices are always a hot topic for families making big moves or planning for the future, so I keep a close eye on trends—especially here in Florida. The U.S. typical home value just reached $369,678, up 1.3% from last year. While higher mortgage rates have cooled things down in some markets, certain areas are still seeing growth. For example, Venus, FL experienced a 5.9% increase this year and an impressive 38.8% jump over five years. Whether you’re buying, selling, or just curious about what these shifts might mean for your next chapter, I believe staying educated empowers you to make the best decisions. As always, I’m here to provide honest guidance and support every step of the way.

Florida Sellers Face an Equity Squeeze |
One thing I talk about with my Florida sellers, especially here on the Emerald Coast, is how equity can look very different on paper versus at the closing table. For example, a home valued around $500K with a $350K mortgage might seem to promise $150K in equity. But after a price reduction, buyer negotiations, repair credits, agent compensation, and closing costs, that number can quickly shrink—sometimes to around $72K in hand after the mortgage is paid off. And if the home needs about $50K in deferred maintenance, the net might be as little as $22K. That reality can leave many sellers weighing a traditional sale against discounted cash offers or other creative approaches, each with its own impact on final net proceeds. My approach is always to help you see beyond just the market value, so you understand exactly what you’ll walk away with—factoring in every cost, concession, and repair. It’s about making sure you feel informed, supported, and never caught off guard. Service over sales, every time.

When Florida Buyers Are Most Active |
One thing I’ve learned serving buyers and sellers along Florida’s Emerald Coast is that our real estate rhythms don’t follow the same patterns as other parts of the country. Here, the flow of buyers is shaped by our weather, tourism seasons, and the ebb and flow of people coming and going—much more than by the typical school-year calendar. Demand usually starts to build in late fall, picking up steam through mid-spring, with peak activity often landing in those mid-winter to early-spring months. If you’re thinking about selling, that’s when you’re likely to see more showings and quicker sales—especially for homes that are priced and presented well.

From early summer through late fall, buyer traffic tends to slow down, sometimes even more if there’s an active storm forecast. This is why flexible sellers might prefer to list earlier or time things as that seasonal demand returns. It’s also important to remember that in our market, factors like retiree relocations, insurance quote timing, and even local school calendars can shift the pace—sometimes in unexpected ways.

So while late fall through early spring is often the busiest, the right price and preparation can make a difference any time of year. My focus is always on helping you find the timing and strategy that fits your needs and goals, so you feel supported and confident every step of the way.

Fla.'s Housing Market: Median Prices Hold Steady as Pace Eases
I’m often asked how Florida’s housing market is holding up—especially here along the Emerald Coast and Northwest Florida, where so many families are making big decisions about their next move. In August, we saw the market find its footing: while closed sales dipped slightly compared to last year, the median home prices held firm. For single-family homes, prices rose by 1.2%, and condos saw a 2.8% increase. Higher mortgage rates certainly played a part in slowing things down, but with fewer homes available, values have stayed steady. It’s a reminder that, even when the pace changes, having clear information and honest guidance is key to making the right choice for your family. Whether you’re a first-time buyer, relocating, or just considering your options, I’m here to help you feel supported and informed every step of the way.
