If you’re thinking about selling your home and you’re being drawn in by a “1% listing” because it sounds like you’ll save money, I just want to share a little perspective from what I’m seeing in today’s market.
There’s a big difference between paying less in commission and actually walking away with more money in your pocket. Right now, I’m seeing a lot of homes listed with discount brokerages sitting on the market longer than expected, going through multiple price drops, or even coming off the market altogether. And when a home sits, it doesn’t just cost time, it can also weaken your position and ultimately impact your final sales price. In fact, in one local snapshot I recently looked at (today, 5/12/26), there were about 75 homes listed under a 1% model, and only around 10 had actually sold, while roughly 20 had already been canceled because they couldn’t get them sold!
The reality is, how a home is priced, marketed, and negotiated matters just as much as the listing itself. Exposure, strategy, and strong negotiation can directly affect how quickly a home sells and how much it sells for. Across the board, experienced full-service agents consistently help sellers achieve stronger results.
