Every Wednesday, I connect with LaBauve Group and agents for a morning of education and connection. It’s quickly become one of my favorite parts of the week because of how valuable our shared knowledge is.

So this is a reminder for other agents that there's no prize for solving every problem by yourself. If you’re finding yourself up against a challenging listing, call your broker, ask another agent, and lean on your team.
Asking for help doesn't make you less capable. It helps you support your clients and make decisions with more clarity.

An online estimate of your home can be a useful starting point, but never the final word on what a home is worth.

Algorithms can look at square footage, bedrooms, bathrooms and nearby sales. A Realtor looks at what the algorithm can't: condition, age of major systems, room counts, what's actually been updated inside.

Here in New Orleans, where two homes on the same block can be very different, those details matter.

PSA: You never know until you ask.

Let's say you find the perfect house, but it has an older roof, and a newer roof was high on your list. Don't walk away just yet. Have your agent call the listing agent and simply ask: has the seller considered a concession for the roof?

More often than you'd think, the answer is yes. A roof concession can be written into the offer as a closing cost credit or a vendor credit, both common approaches when an older roof is in play.

Don't let one fixable detail scare you away from a home you love, just ask.
