Important message for Charleston County homeowners. Property tax bills come out in October so you'll be receiving yours in the mail soon 📪 If you have a mortgage, you most likely escrow your property taxes into your payment — therefore you don't owe anything more! 🙌🏻

I know opening this bill can give us a small attack so I'm here to prevent that and make sure you've gotten a reminder beforehand!

🤩 The 3 ways my buyer clients are lowering their interest rate right now!

1. Loan options like an ARM (Adjustable Rate Mortgage). An ARM has an interest rate that stays fixed for an initial period (commonly 5, 7, or 10 years) and then adjusts based on market rates. The initial rate is usually lower than a 30-year fixed. After the 5, 7, or 10 years, the payment can rise or fall based on market rates at the that time, after the fixed period ends.

2. Negotiating for the seller to pay for your temporary rate buy-down. This lowers your interest rate and monthly payment for the first one or two years of the loan before it adjusts to the original rate.

3. Down payment assistance or Grant programs that offer downpayment or closing cost assistance that can pay for or toward a temporary rate buy-down. For example, a local bank has a first-time homebuyer program that offers up to $6000 toward down payment and closing costs.

Unfortunately not every homebuyer knows about these three options and might not even know the real numbers on how much they can positively affect their buying power or monthly payment.
