🚨 The listing doesn’t start when the sign goes in the yard.

One of the biggest mistakes I see sellers make is waiting until they’re “ready to sell” to start preparing.

Then suddenly it’s:

“Can we get the repairs done next week?”

“Should we paint?”

“Do we need to replace the flooring?”

“What should we do about the yard?”

“And how soon can we get it listed?” 😩

The truth? Good preparation takes time.

Repairs, decluttering, pricing strategy, photos, staging, disclosures and marketing all play a role in how your home enters the market.

And rushing through those decisions can mean spending money you didn’t need to spend—or leaving money on the table.

If selling is even on your radar, start the conversation early.

🥣 Okay y’all… THIS one just made sense for me.

Cereal is one of my favorite snacks so I knew The LG Realty Team had to get involved. I’ve decided to join the FAAR 2026 Cereal Drive happening ALL MONTH LONG in October.

Because if I’m going to love my cereal, I might as well put that love to work. 💜

🎯 MY GOAL: 100 BOXES OF CEREAL
🏆 COMMUNITY GOAL: 20,000 BOXES
📍 BENEFITING: Fredericksburg Regional Food Bank or any other pantry you may suggest.

I’m hoping my people will help me knock this goal out!

Whether you grab one box, five boxes, or a whole cart full 😂 — it all counts. This is one of those small ways we can come together and do something that directly supports families right here in our community.

So while you’re at the grocery store this month… grab an extra box for me! One box might not feel like much… but 100 boxes definitely is.

Trying to sell your house AND buy the next one at the same time? Whew. 😅

It can absolutely be done, but you need a plan before you start making moves.

For my clients, I like exploring Buy Before You Sell programs when they fit because they may give you:

✓ More peace of mind
✓ More flexibility
✓ A stronger position when making an offer
✓ Less pressure trying to line up two closings perfectly

And that’s not your only option. Depending on your financial picture, there may be other strategies that make more sense for you.
