Another successful closing is in the books. This one took a little extra time to close but that happens when the buyer is getting a USDA loan. If you know, you know 🙄😒 My seller was happy with the outcome overall and we were able to work around his work schedule and let him sign almost 2 weeks early. This stunning townhome in Duluth finally closed yesterday after 7 very long months on the market. This was such an emotional transaction that started back in October last year. Ms Liz called me after viewing one of my Dallas listings online for her son. I was sitting at another closing waiting for final funding when she called. She said I was the 1st agent to answer the phone and she would love to work with me. Her son was moving from Duluth to Kennesaw and he didn't have a Realtor. So we started looking for fixer upper homes in Kennesaw. We found him a great home, closed on it pretty quickly and he started his renovations right away. Once he moved out of the townhouse, they called me back to list it. So January came, we put it on the market and received several great offers that just didn't stick. We couldn't figure out why...Fast forward to March and I get a very unexpected phone call. Ms Liz called and told me that her son was killed in a hit and run on his motorcycle in Marietta. Easter weekend they had a beautiful military service for him ( he was a rescue swimmer) and that was the first time I met Ms Liz in person. We withdrew the townhome off the market to figure out what needed to happen next. Thankfully no probate was required because Ms Liz was on title with Rights of Survivorship with her son when he bought the townhouse. It was such an overwhelming experience. A few weeks later, we took new photos because Spring had sprung and we relisted the property at a reduced price. Again, several contracts came and went with no explanation. Finally, one of our previous offers came back to us and we had a solid contract with good financing and few contingencies and we closed without any additional hiccups. Ms Liz was able to cash out on the townhouse and can now invest/use this money to help support her granddaughter who is now moving back to Ohio with her. I'm so thankful to have been apart of this story. It was tragic and unexpected but I'm hopeful that this will be a turning point for Ms Liz and her granddaughter now that this GA chapter is closed. Sometimes clients become more than just clients and we get to do life together in unexpected ways.
